No-Cost Home Energy Assessment

Owners and renters of buildings with 1-4 units can get a no-cost Home Energy Assessment. Learn how home upgrades can help you reduce energy and maintenance costs and increase comfort at home.

After an Energy Assessment, you will receive a Decarbonization Report with recommended upgrades and available rebates and incentives.

You may be eligible for:

100% off insulation and air sealing
Rebates on qualifying energy-efficient heating, cooling and/or water-heating equipment, including heat pumps
No-cost energy- and water-saving products
0% financing opportunity through the Mass Save HEAT Loan Program

Rental properties and landlords may qualify for a comprehensive upgrade package at no cost, which may include greater incentives such as:

100% off insulation and air sealing
No-cost air source heat pumps*
Up to 100% off health and safety barrier remediation that must be complete prior to any approved insulation upgrades
A turnkey delivery experience, with project coordination and installation managed for you

Landlords must provide approval for upgrades.

*Applies to households using delivered fuels or electric resistance heating only, and for projects where heat pumps are not expected to increase renters’ energy burden. Project details may vary.

Customers who meet household income guidelines may be eligible for greater incentives. See “Income-Based Assistance” below.

Income-Based Assistance

The Sponsors of Mass Save are committed to making energy-efficient upgrades affordable for all Massachusetts residents. Income-eligible property owners and renters can start with a no-cost Home Energy Assessment. You will learn how you can improve your family’s comfort and lower monthly energy bills. Recommended upgrades may include no-cost insulation and air sealing, efficient heating and cooling systems, and more.

Income Eligible Program

Eligible owners and renters of 1–4-unit buildings can receive no-cost insulation and air sealing upgrades, heating and cooling equipment upgrades, new home appliances, and more.

These upgrades can lower monthly energy bills and make your home more comfortable. The process starts with a no-cost Home Energy Assessment.

You may qualify for no-cost upgrades including:

Installation of additional attic, wall, and basement insulation
Air sealing of drafty areas of your home
Replacement of your heating system with high-efficiency heat pumps
Replacement appliances, such as refrigerators, freezers, dehumidifiers, window air conditioners, and/or clothes washers if your current appliances are inefficient
A programmable, Wi-Fi, or smart thermostat
LED energy-saving light bulbs
Water-saving faucet aerators and showerheads
Replacement of eligible inefficient windows

If you are a property owner of a building where 50% or more of your renters qualify for the Income Eligible Program, your whole building can be served through this program.

There are additional options available for income-based assistance related to energy efficiency in Massachusetts. You can speak to your local Energy Advocate to learn more or you can:

Enhanced Residential Offers

Eligible property owners and renters of 1–4-unit buildings can receive no-cost insulation and air sealing upgrades, greater incentives on heat pumps, and more. These upgrades can lower monthly energy bills and make your home more comfortable. The process starts with a no-cost Home Energy Assessment.

You can access Enhanced Residential Offers through two pathways:

Turnkey Services: Designed to make energy improvements simple and stress- free through a fully-managed, energy transformation for your home - for up to no cost.

Start with a no-cost Home Energy Assessment
You may be eligible for:
- No-cost weatherization upgrades, including air sealing and insulation
- Air source heat pumps for up to no cost to replace oil, propane or electric resistance heating
- Electrical panel upgrades for heat pumps and removal of barriers for weatherization: If your home requires an electrical panel upgrade to support the new equipment or health and safety related updates prior to weatherization, up to 100% of the cost may be covered.
The entire process of doing recommended upgrades, from start to finish, is handled through the program ensuring a seamless experience.
All offers through turnkey services, including heat pumps and pre-weatherization upgrades are subject to cost effectiveness screening. Other restrictions may apply.

2) Self-Guided Path: Take advantage of incentives to make your home more energy efficient and improve comfort year-round.
- Start with a no-cost Home Energy Assessment
- You may be eligible for:
  - No-cost weatherization upgrades, including air sealing and insulation
  - Rebates of:
    - Up to $16,000 on air source heat pumps
    - Up to $16,000 on air to water heat pumps
    - Up to $25,000 on ground source heat pumps
- If you want to install a heat pump, choose your own participating Heat Pump Installer and take advantage of the rebates listed above.

For heat pump rebates, equipment must be new and installed to either supplement or replace oil, propane or electric baseboard (resistance ) as the primary heating system. Weatherization recommendations made during a Home Energy Assessment must be completed. Other restrictions may apply.

Heat Pumps

Heat pumps can efficiently heat in the winter, double as a cooling system and can dehumidify the air, providing year-round comfort. Owners of single-family homes, apartments and condos in 1-4 unit buildings may be eligible for rebates to upgrade to high-efficiency heat pumps, as well as an opportunity to apply for 0% financing.

The Sponsors of Mass Save offer rebates on heat pumps as well as an opportunity to apply for 0% financing through the Mass Save HEAT Loan Program.

Heat pump rebates are based on the equipment size (tonnage), whether the heat pump system will be serving the whole-home or part of the home (partial-home and household income levels).

Whole-home rebates are available to customers who install heat pumps as the sole source of heating and cooling. Customers in 5+ unit homes are eligible to receive the whole-home rebate, provided all requirements noted on the whole-home verification form can be met.

Partial-home rebates are offered to customers who plan to keep an existing boiler or furnace in place to supplement a new heat pump system. This would include integrated control of your existing heating system and the heat pump system.

Multi-Family Energy Assessments

Property owners or managers of 5+ unit buildings can increase tenant satisfaction and property value and reduce operating costs year-round by leveraging Mass Save incentives, rebates, energy-efficient products and upgrades.

Start by getting a no-cost Energy Assessment. A qualiﬁed Energy Specialist will identify and recommend no-obligation energy-saving improvements as well as provide eligible incentives.

Based on your Energy Assessment, you may be eligible for instant incentives and rebates on energy efficiency improvements including:

100% off insulation and air sealing
No-cost air source heat pumps*
Up to 100% off health and safety barrier remediation that must be complete prior to any approved insulation upgrades
A turnkey delivery experience, with project coordination and installation managed for you
Programmable and Wi-Fi thermostats
Water-saving devices, including low-flow showerheads, faucet aerators, and pipe wrap
Occupancy sensors
0% HEAT Loan financing for condos and owner-occupied units on a residential rate

You may qualify for other energy-saving improvements, depending on your property and the results of the assessment.

Additionally, based on income, enhanced incentives may be available, including:

Up to 100% off the cost of heating system upgrades, including heat pumps
Electrical panel upgrades for heat pumps and removal of barriers for weatherization: If your home requires an electrical panel upgrade to support the new equipment or health and safety related updates prior to weatherization, up to 100% of the cost may be covered.

Do you rent in a building with 5+ units? Encourage your building owner or property manager to get an Energy Assessment for the property. You can also explore the ways you can save energy in your home directly as a renter.

Landlords must provide approval for upgrades.

Small Business Energy Assessments

Get a no-cost energy assessment for your small business, nonprofit or house of worship.

An Energy Specialist will visit the location and help you discover energy-saving opportunities that can save money on overhead costs, increase profit margins, and boost the comfort of your employees, customers, volunteers and visitors.

Small businesses, nonprofits and houses of worship using less than 1.5 million kWh in annual electric usage or less than 40,000 therms annually on natural gas bills can request an assessment.

Recommended upgrades may include the following, paid for up to 70% by your Sponsor:

Small business renters, landlords, non-profits, and houses of worship may be eligible for enhanced incentives, including up to 100% of project cost paid by rebates, not including heat pumps.

What are the benefits of weatherization and heat pumps?

Upgrading your weatherization can lower your energy bills and improve the comfort of your home year-round. Heat pumps are a clean, safe and efficient way to heat and cool your home.

Weatherization: One of the first steps toward better energy efficiency is weatherization, which includes upgrading your insulation and air sealing. Weatherization upgrades can significantly benefit your home by:

Lowering heating and cooling costs by an average of 15%
Reducing drafts for improved comfort and consistent humidity throughout the year

Heat Pumps: Heat pumps offer a highly energy efficient way to both heat and cool your home. Heat pumps are:

Effective Year Round: They can efficiently heat in the winter, even in outdoor temperatures as low as -15℉. They double as a cooling system in the summer and can dehumidify the air, providing year-round comfort.
Safe and Clean: They are powered by electricity with no in-home fuel storage and no carbon monoxide or carbon dioxide emissions.
Flexible: They can be installed to heat and cool individual zones or an entire home, providing all-in-one comfort.
