No-Cost Home Energy Assessment
Renters, owners and landlords of single-family homes, apartments or condos in buildings with 1-4 units can save energy and money, starting with a no-cost Home Energy Assessment.
There are benefits available for residents of all income levels.

- 75-100% off approved insulation. Recently updated to include 100% off the cost for:
- Rental units
- 2-4 unit buildings when all units are insulated at same time
- Moderate income households*

- Rebates on high-efficiency appliances and heating and cooling equipment, including NEW increased incentives for heat pumps
- 0% financing opportunity through the Mass Save HEAT Loan Program
- Additional financial support to help moderate income households make repairs necessary in order to install recommended upgrades through the MA Department of Energy Resources
- Based on your income, or on your tenants' income if you own a multi-unit building, you may qualify for even greater energy - and cost-saving benefits through the Income Eligible Program.
Income Eligible Program
If you live in a single family home or 2-4 unit building and you qualify as low-income,* you may be eligible for energy-saving upgrades that can lower your monthly energy bills and make your home more comfortable at no cost. Property owners may also be eligible based on their, or theirs tenants’ income.

These upgrades may include:
- Insulation and air sealing
- Heating and cooling upgrades or replacements, including heat pumps
- High-efficiency appliance upgrades
- Energy and water saving devices, such as:
- Programmable thermostats
- High-efficiency shower heads and faucet aerators
- Advanced power strips
- Covering the full cost of some upgrades or repairs that are necessary before installing recommended insulation or other energy service upgrades
The Sponsors of Mass Save have partnered with the Massachusetts Community Action Program (CAP) Agencies and Low-Income Energy Affordability Network (LEAN) to provide these upgrades at no cost.
There are additional energy assistance programs available through the local CAP agencies and Mass Save Sponsors, including:
- Discounted gas and electric rates
- Fuel Assistance (winter heating season)
- Assistance paying overdue gas and electric bills
- Other non-energy related assistance programs
High-Efficiency Heating and Cooling Upgrades
Owners of single-family homes, apartments and condos in 1-4 unit buildings may be eligible for rebates to upgrade to high-efficiency heating and cooling equipment.
NEW increased incentives for heat pumps for customers who currently heat with oil, propane, electric resistance and gas are coming soon.
Based on your income and heating system size, you may be eligible for:
- Up to $10,000 off air source and air to water heat pumps
- Up to $15,000 off ground source heat pumps
- Rebates of up to $7,300 for high-efficiency gas, propane or oil heating equipment
- 0% financing opportunity through the Mass Save HEAT Loan Program
Multi-Family Energy Assessments
Property owners or managers of residential buildings with more than 5 units can request a Mass Save Multi-Family Energy Assessment at no cost. The rebates and incentives available for energy efficiency upgrades can increase your property value and reduce your operating costs year round.
You may be eligible for incentives on energy efficiency improvements including:
- Occupancy sensors
- Water heating equipment
- High-efficiency shower heads and faucet aerators
- Programmable thermostats
- Insulation
- Air sealing of drafty areas
- High-efficiency heating and cooling equipment and controls

Get a no-cost virtual or in-person energy assessment for your small business, nonprofit or house of worship.
An Energy Specialist will identify opportunities in energy-savings that can:

What is the definition of a “small business” for this program?
A qualifying small business must use 1.5 million kWh or less for electric and 40,000 therms or less for natural gas.
