The Sponsors of Mass Save can help build energy efficiency into your new home from the ground up—lowering future energy and maintenance costs.

We offer financial incentives for new construction projects that exceed the Massachusetts Building Energy Code, and when possible, meet the ENERGY STAR® certification.

Homes earning the ENERGY STAR® label use 15-30% less energy than typical new homes, and even less when compared to most resale homes on the market today.

Through this program, you will work with a certified Home Energy Rating System (HERS) Rater to ensure your plans are setting your home up to use energy in the most efficient way possible, while saving you money.

Incentives are determined by the amount of electric savings, fuel savings (natural gas, propane, or oil), and overall performance compared to the average new home in Massachusetts. This incentive structure is called our Pay-for-Savings approach.

  2. Contact a Certified HERS Rater

    Contact an approved certified Home Energy Rating System (HERS) Rater to enroll your home for incentives. Your HERS rater can guide you and help ensure that you receive all the eligible incentives.

  • Residential new construction homes, three stories or less, are eligible if located within a Sponsor’s service territory in Massachusetts.
    • Homes with master-metered gas or electric may be eligible for our high-rise incentives
    • Enhanced incentives are available for single-family homes and 2- to 4-unit homes that meet certain high-performance, all-electric criteria, as well as for 5+ unit multi-family homes that achieve Passive House accreditation.   • Customers are not eligible for individual equipment rebates through the Mass Save Heating & Cooling programs

The Sponsors of Mass Save offer 0% financing HEAT Loans to make energy efficiency upgrades more affordable to Massachusetts residents. Through this loan, you could qualify for a loan up to $50,000 toward qualified home improvements.
