Background

When Fenway Forward, a Boston-based, nonprofit community development company, began redeveloping 43 Hemenway Street in the Fenway neighborhood, the team saw an opportunity to pair affordable homeownership with modern, energy-efficient living.

The building consists of six condo units, from studios to three-bedrooms, and was previously served by an oil boiler that provided space heating and domestic hot water but had no central air conditioning. As part of a full renovation to create affordable condos, Fenway Forward participated in the Multi-Family program through Eversource, proud Sponsor of Mass Save®, to replace the oil system with high-efficiency electric heat pumps and support a transition to an all-electric building.

Goal

The project team sought to eliminate a dated oil heating system, improve tenant comfort year-round with efficient heating and cooling equipment and support long-term affordability.

Solution

The project team evaluated the building’s existing systems and moved forward with heat pump upgrades supported through the Multi-Family program.

Heat pumps: High efficiency air source heat pumps were installed to provide heating, cooling and dehumidification in each condo. The existing oil boiler and associated equipment were fully decommissioned and removed, converting the building to an all-electric property.

Eversource provided incentives which covered 100% of the costs related to the heat pump installation, enabling Fenway Forward to undertake additional energy efficiency measures, including new triple-pane windows and targeted insulation, outside of the Mass Save programs.

Following the upgrades, future homeowners will benefit from more consistent indoor temperatures, efficient heating, cooling, dehumidification and quiet operations, along with the convenience of an all-electric building that no longer requires oil deliveries.

The information in this case study is an accurate representation of this customer’s experience at the time of publication. Results, including cost savings, from heat pump installation and/or other energy efficiency measures can vary based on each individual customer’s situation.

“Converting a historic building like 43 Hemenway from oil to high-efficiency heat pumps was a major step toward creating sustainable homes that will be affordable for the long term. The Eversource incentives helped us move forward with an all-electric approach, and the condo owners enjoy the benefit of more consistent temperatures, efficient cooling in the summer and no reliance on oil deliveries.”
