Insulation and air sealing work hand in hand to make your building more energy efficient and comfortable.

By adding more insulation to your building or sealing drafty air leaks, you can greatly reduce heat loss and save energy in your building.

For buildings under 20,000 square feet, the Sponsors of Mass Save offer rebates to upgrade insulation in attics, basements, and walls, and seal air leakage in attics.

* Installed insulation must meet the required net minimum R-values to receive a rebate. The net minimum R-values are R-30 for attics and R-12 for basements and walls.

How to Participate

Participate in a No-Cost Energy Assessment
Contact your Mass Save Sponsor to schedule a no-cost energy assessment before installation. A qualified vendor will contact you to determine existing conditions at your facility and identify potential energy-saving measures during an in-person or virtual assessment. Recommended improvements will be installed by a vendor qualified by the Sponsors of Mass Save.

Apply for Weatherization Rebates

Work with a licensed weatherization contractor to discuss your weatherization project and determine rebate eligibility. All projects where Berkshire Gas, Liberty, or Unitil are the Sponsor require project pre-approval. Upon completion of installation, apply for a rebate. If you have natural gas heating, submit all required documentation by email to your natural gas Sponsor. If you have electric, oil or propane heating, submit all required documentation by email to your electric Sponsor.

Eligibility

For a full list of eligibility requirements, please reference the rebate form.

Facilities undertaking weatherization improvements must be 20,000 square feet or less.
- Offers valid only for commercial & industrial customers in Massachusetts where Berkshire Gas, Cape Light Compact, Eversource, Liberty Utilities, National Grid, or Unitil are the electric or gas Program Sponsor. Please use the Find Your Sponsor tool for contact information.
- All projects where Berkshire Gas, Liberty, or Unitil are the Program Sponsor require pre-approval prior to installation of weatherization measures.
- If heating with natural gas, your building requires an active commercial or industrial gas account with a Mass Save Sponsor. Otherwise, your building requires an active commercial or industrial electric account with a Mass Save Sponsor.
- Unconditioned spaces are not eligible for rebates.
Weatherization measures that have already received a rebate or incentive from a Mass Save Sponsor are not eligible.
Weatherization measures are limited to attic air sealing, attic insulation (including attic knee-wall insulation), exterior wall insulation, basement insulation, and exterior door weatherstripping.
Basement insulation rebates are limited to the following categories: above-grade walls, crawlspaces, and rim joists. All moisture issues must be resolved before insulating basement walls. Basement ceiling insulation is not eligible for rebates.
A Sponsor, at its discretion, may exclude projects in facilities with heating and cooling loads that are highly driven by ventilation requirements such as those incurred by food service or laboratory settings.
New construction projects are not eligible for this weatherization rebate.
Previous/ existing insulation must be noted as the "Previous R-Value" even if being removed as part of the project. Projects that provide "0" as the value for "Previous R-Value" will require a pre-inspection.
Attic insulation must have a net installed R-value of R-30 to receive a rebate, while wall or basement insulation must have a net installed R-value of R-12 to receive a rebate.
In addition to this application, please provide the Sponsor with before and after weatherization photos. If "before" photos are not provided, the Sponsor may need to assume an existing building insulation depth based on the age of the building.

The building undertaking weatherization improvements must be 20,000 square feet or less in size. Larger buildings or hot roof conversions may be eligible for a custom weatherization incentive.
Unconditioned and semi-conditioned spaces are not eligible for a weatherization rebate. These are defined as spaces that are not directly heated prior to the weatherization work, particularly for human occupancy. Examples of ineligible spaces include but are not limited to: garages, warehouses, process facilities, and storage spaces.
Weatherization projects that increase the conditioned area or expand the thermal boundary of a building are not eligible for a weatherization rebate.
New construction projects are not eligible for a weatherization rebate.
Facilities with heating and cooling loads that are highly driven by ventilation requirements, such as those incurred by food service or laboratory settings are not eligible for weatherization rebates.
A Sponsor reserves the right to reject weatherization rebates if eligibility or documentation requirements are not met. If you have questions about the eligibility of a specific project, reach out to your Sponsor prior to the weatherization work.
Projects that are not eligible for a weatherization rebate may be eligible for a custom weatherization incentive; contact your Sponsor prior to the weatherization work if you believe your project is not eligible for a weatherization rebate but want to find out more about consideration for a custom weatherization incentive.
