Residential High-Rise New Construction Incentives

for multi-family buildings (4 stories or more)

The Sponsors of Mass Save® promote the new construction of energy efficient residential multi-family high-rise buildings in Massachusetts. Incentives are available for new building construction that meets our eligibility requirements.

 

How Incentives Are Calculated

Financial incentives are available for both residential in-unit and common area energy efficiency measures. Energy savings are modeled by Mass Save account managers based on the building's energy efficiency measures confirmed in the construction documents and compared to an approved baseline in order to determine the incentive amount.

Participants are strongly encouraged to contact us during the schematic or design development phase to receive the maximum support and incentives available. If there is no involvement before construction begins, you may not be eligible for enrollment.

Our dedicated Account Managers will guide you throughout the process to ensure you receive support to build qualifying energy saving measures into your new construction. Account Managers will provide ongoing technical support throughout construction including optional design charrettes in order to increase efficiency beyond our Baseline. Participants must provide detailed information including plans, specifications, and approved submittals.

How it works

 


Are you Eligible?

Residential and mixed use new construction or greater than-50% gut rehab—all four stories or more—are eligible to participate if located within a Sponsor’s service territory.

Additionally, buildings with master-metered HVAC under four stories are eligible.

We also offer enhanced incentives for projects of 5 units or more that pursue and achieve Passive House certification. Please visit our Passive House Incentive or Passive House Training pages for more information.

The incentives available may vary based on project performance. The incentives available and eligibility requirements are subject to change and may vary each year.

Incentives for new construction projects are only available through the Residential New Construction program. Customers are not eligible for individual equipment rebates through the Mass Save Heating & Cooling programs.
